    CLI to debut Luzon project in Pasig, eyes CALABARZON expansion

    Cebu Landmasters Inc. (CLI) is set to launch its first Luzon development in Pasig City by late 2026, marking a significant milestone for the Visayas-Mindanao-based developer as it enters the Metro Manila market.

    “This is our first step in Luzon,” said CLI EVP and COO Jose Franco Soberano, confirming the recent acquisition of a 3.5-hectare property in Pasig. The company plans to tap the mid- to upper-middle income segment, with pricing targeted in the P3 million to P7 million range.

    Soberano emphasized the strategic timing, noting a cooling of Metro Manila’s condominium oversupply. “We see long-term opportunity as the market stabilizes,” he said, adding that the project may fall under CLI’s Casa Mira or Garden Series brands.

    CLI aims to replicate its strong sellout and low delinquency track record in Luzon. Chairman and CEO Jose Soberano III also revealed ongoing talks for land acquisitions in CALABARZON, particularly in Cavite, citing the area’s growing industrial base and infrastructure upgrades.
