CLI secures P2.88B Alto Ranudo license, leads P25B project pipeline

Cebu Landmasters Inc. (CLI), the leading regional property developer, announced Wednesday it has secured the conditional license to sell for its P2.88 billion premium residential tower, Alto Ranudo, marking the official start of its robust launch pipeline for the remainder of the year.

Situated along prime V. Ranudo Street in Cebu City, the 20-storey, low-density development will offer 389 studio and one-bedroom units, alongside premium amenities and ground-floor commercial spaces. Rising beside CLI’s sold-out Calle 104—an award-winning heritage project centered on the adaptive reuse of the historic Garcia-Escaño Mansion—Alto Ranudo blends modern living with the area’s distinct cultural character. The development includes podium parking, four passenger elevators, 100 percent backup power, 24/7 security, and professional property management services from CLI.

The project holds corporate significance as the first of an 11-project pipeline totaling over 5,600 residential units and an estimated P25 billion in projected sales value, representing CLI’s next major growth phase. The company noted that existing projects have largely sold out, creating strong market demand for new inventory.

“Strong take-up across our portfolio gives us confidence to bring fresh inventory into markets where we continue to see genuine housing demand,” said Jose Franco Soberano, CLI president and CEO. “Alto Ranudo starts that next wave of launches while staying true to what we know best—creating developments that are grounded in the character and needs of the communities we serve.”

Alto Ranudo also stands as CLI’s first residential undertaking under CLIMAC Ventures Inc., its joint venture with Martinez Agricultural Corp. Operating across 18 key cities in the Visayas and Mindanao regions, CLI now boasts a portfolio of 132 completed and ongoing projects spanning residential, commercial, and mixed-use developments.
