Arthaland launches P14.1-B Katipunan condo project for students

Property developer Arthaland Corp. has started construction of a new mixed-use condominium project in Katipunan, Quezon City, aimed mainly at students from nearby schools such as Ateneo de Manila University and Miriam College.

The project, called Liv, will feature two residential towers and a footbridge directly linking the development to the university side of Katipunan Avenue. The company said it will own and maintain the bridge, which will connect residents to nearby campuses and establishments.

Arthaland expects to generate about P14.1 billion in total sales from the development, including around P9 billion from the first tower, Liv North, a 46-story building with 748 units. Units will range from studio to two-bedroom layouts, with prices averaging P325,000 per square meter, or about P9 million per unit.

Designed for students and urban residents, the building will include study areas, fitness facilities, pools, a sky garden with edible plants, and a retail podium for daily needs. Units will also feature space-efficient bathroom layouts with separate toilet and shower areas.

The company said the project will incorporate sustainability features such as energy-efficient systems, rainwater collection, and improved ventilation, targeting up to 20 percent energy savings compared to standard buildings.

Liv is aiming for multiple green building certifications, including LEED, WELL, EDGE, and BERDE. Completion is expected by 2031.
