SM Offices expands in QC with new PEZA Tower

SM Offices is doubling down on Quezon City’s emergence as a major business hub with the construction of North Tower 3, a 22-storey office building that will add about 31,000 square meters of PEZA-accredited office space to the SM North EDSA Complex.

Scheduled for completion in the second half of 2026, the project comes as the supply of new PEZA-accredited office developments in Metro Manila remains limited despite steady demand from business process outsourcing firms, multinational companies, and technology locators seeking tax incentives and highly accessible locations.

The new tower underscores the continued appeal of prime office developments even as hybrid work reshapes workplace strategies. Rather than simply leasing space, companies are increasingly prioritizing locations that offer connectivity, convenience, and access to talent.

“Companies today are becoming more intentional about where they locate their operations,” said Alexis Ortiga, Vice President and Head of SM Offices. “Aside from office space, they are looking for environments that help improve efficiency, accessibility and overall business resilience.”

A key selling point of North Tower 3 is its direct connection to the future North Triangle Unified Grand Central Station, which will integrate LRT-1, MRT-3, MRT-7, and the Metro Manila Subway. 

The development will also benefit from the North EDSA Busway Concourse and an elevated pedestrian network, making it one of the most connected office locations in the country.

As a PEZA-accredited project, the tower will provide qualified locators access to fiscal and non-fiscal incentives, complemented by investment perks from the Quezon City government.

The building will also incorporate energy-efficient technologies, water-saving systems, and sustainable construction materials to help tenants lower operating costs and meet environmental goals.

Located within the SM North EDSA Complex, the tower will be integrated with retail, residential, and hospitality developments, reflecting a growing trend toward mixed-use business districts designed to attract both companies and talent.

For SM Offices, the project is a bet that accessibility and integrated ecosystems will remain key drivers of office demand in the years ahead.
