SM Prime starts Susana Heights redevelopment, plans new retail hubs

SM Prime Holdings Inc. is moving ahead with the first phase of a redevelopment of Susana Heights Village in Muntinlupa, planning new retail plazas and upgrades to community amenities as it seeks to refresh the established residential estate while preserving its low-density character.

The project, led by the company’s premium residential arm, Signature Series by SM Residences, will update the village’s master plan, architecture and landscaping. The initial phase centers on two retail hubs outside the residential core, with further improvements planned for existing recreational and community facilities.

The company has not disclosed the redevelopment’s investment cost, construction schedule or target completion date.

The proposed North and South Plazas are intended to add dining options, services and communal spaces to the estate. Preliminary designs feature low-rise buildings, glass frontages, pedestrian walkways, mature trees and tropical landscaping, although the company said plans remain subject to change.

Perkins & Will is preparing the master plan for the South Plaza and future improvements, while Greener & Partners is designing the North Plaza. Inspira Design Core is handling landscape planning across the estate.

The redevelopment also covers the main clubhouse, covered tennis courts, an air-conditioned indoor basketball court, fitness gym, social hall and chapel. The company has said the improvements will retain the village’s large lots, mature greenery and low-density residential setting.

The plans come as Signature Series renews its sales push for available lots in Susana Heights. The company relaunched lot sales in late 2025 and reported interest from buyers looking to acquire properties for their children and future generations.

“Many of our buyers are acquiring properties for their children who are now raising families of their own,” said Jose Juan Jugo, executive vice president and head of Signature Series. “They see Susana Heights as a place where the next generation can put down roots.”

Susana Heights has dedicated access to the South Luzon Expressway, providing a road link to Alabang and other parts of Metro Manila.

The redevelopment will test how the estate can introduce more commercial activity and modernized amenities while maintaining the spacious, green environment that the company identifies as central to its residential appeal. The project’s eventual scope and pace will become clearer as design plans are finalized and implementation details are disclosed.
